How to Choose an SEO Company (From an Agency That Loses Deals Over This)

What to ask before you hire an SEO company, which promises are red flags, and how to tell real work from a monthly report designed to look busy.

Search "who is the best SEO company" and you will get a page full of agencies who each say it is them. Every one of them has a five star average, a wall of logos, and a case study about a client who grew 400%. None of that tells you anything, because none of it is verifiable and all of it is written by the company selling to you.

We are an SEO company. We lose deals over the advice in this post, because some of it points people away from hiring anyone at all. We would still rather you make a good decision than a fast one.

Here is how to actually evaluate an SEO company.

There Is No Best SEO Company

The question people search is "who is the best SEO company." The honest answer is that the category does not work that way.

SEO for a national ecommerce brand and SEO for a Pensacola roofing company are different jobs requiring different skills. An agency that is excellent at one can be useless at the other. What you want is the right fit for your market, your budget, and your timeline. Not a trophy.

So the real question is narrower. Who is the right SEO company for a business like mine, in a market like mine, at a price I can sustain long enough to see results?

The Five Questions That Actually Reveal Something

Most sales calls are the agency asking you questions. Turn it around.

Who is doing the work, and can I talk to them?

Plenty of agencies sell you on a polished founder and then hand your account to a junior coordinator, or to an offshore team you never meet. That is not automatically bad, but you deserve to know. Ask who touches your account week to week and whether you can speak to them directly. Vague answers here are the single most reliable warning sign we know of.

What exactly will you do in the first 90 days?

A real answer sounds specific and slightly boring. Audit the site, fix technical issues, claim and optimize the Google Business Profile, clean up citations, research keywords, publish or rewrite these pages. A weak answer sounds like adjectives. Optimize your presence, boost your authority, leverage our proprietary process.

What happens if I leave?

Ask who owns the website, the content, the Google Business Profile, and the analytics accounts. The answer should be you, all of it. Some agencies build your site on a platform only they can access, so leaving means starting over. That is a business model, not an accident.

How will you report, and what will you report on?

Rankings alone are a vanity metric. You can rank first for something nobody searches. Ask for calls, form submissions, and organic traffic, in a format you can read without a translator. If the sample report is thirty pages of charts, that is often a way to look busy rather than be useful.

What are you not going to do for me?

Any agency worth hiring can name the limits of their service, and will tell you when something is not worth your money. An agency that says yes to everything is either lying or about to spread itself too thin across your account.

Red Flags Worth Walking Away From

A guaranteed number one ranking. Nobody controls Google's algorithm. Anyone promising a specific position is either misunderstanding their own service or counting on you not checking. The only way to guarantee a ranking is to pick a phrase so obscure that ranking for it is worthless.

Results promised in 30 days. Local SEO shows real movement in a few months, not a few weeks. Google Business Profile changes can move faster, sometimes in 4 to 8 weeks, but competitive organic rankings usually take 3 to 6 months. An agency that promises a month either plans to show you meaningless wins or does not know the work.

A 12 month contract required up front. Long contracts exist because SEO takes time, which is a fair point. But there is a difference between explaining that results take months and locking you in before you have seen any work. Ask for a shorter initial commitment and month to month after.

Prices that are dramatically low. Real local SEO takes hours of human work every month. A few hundred dollars a month usually buys automated directory submissions and a report, and occasionally buys links that actively damage your site. Cheap SEO is the most expensive kind, because you pay again to undo it.

No questions about your business. If they quote you before asking what you sell, who buys it, and what you charge, they are selling a package rather than a plan.

What Reviews and Case Studies Are Actually Worth

Agency reviews are weak evidence. The clients most likely to leave a five star review are the ones asked at the friendliest moment, and unhappy clients tend to leave quietly rather than publicly.

Case studies are better, but only if you can verify them. A screenshot of a traffic graph proves nothing. What is worth something:

  • The client is named, and you can visit their site
  • The time period is stated, not just a percentage
  • The starting point is stated, because 400% growth from a base of ten visitors is nothing
  • You can contact that client if you ask

If an agency will not name a single client, that is worth asking about. Sometimes the reason is legitimate, like a confidentiality agreement. Sometimes there is no client.

Questions to Ask About Price

SEO pricing looks arbitrary from the outside because agencies rarely explain what drives it. Roughly, you are paying for hours of skilled work plus tools. That means a fair quote scales with how competitive your market is and how much needs fixing.

Ask what the number covers, whether the first months cost more because of setup, what happens to the price if you add locations or services, and whether content is included or billed separately. Any hesitation to break the number down is informative.

When You Should Not Hire Anyone

Some businesses are not ready for SEO, and a good agency will tell you so.

If your website is fundamentally broken, slow, or unable to take a lead, fix that first. SEO sends people to a site that cannot convert them, which is money set on fire.

If you need customers this week to make payroll, SEO is the wrong tool. Google Ads puts you in front of buyers immediately. SEO compounds, but it compounds slowly.

If nobody in your market searches for what you sell, ranking does nothing. This is rare but real, and it is worth ten minutes in Google Keyword Planner before anyone takes your money.

And if you have the time and inclination, some of this you can genuinely do yourself. Claiming and filling out your Google Business Profile, asking customers for reviews, and making sure your name, address, and phone number match everywhere are the highest leverage tasks in local SEO, and none of them require an agency. The Short Version

Hire the company that can tell you specifically what they will do, who will do it, when you should expect results, and what they will not do. Walk away from anyone guaranteeing rankings, promising results in weeks, or refusing to break down a price.

The best SEO company for you is usually the one willing to talk you out of something.
